Perchli connects buyers with Northern Ireland estate agents. This MCP-only plugin lets ChatGPT search live Perchli listings by location, price, bedrooms, type, EPC and features; fetch full detail for a specific listing including price, tenure, EPC, rates, features, marketing agent and photos; answer average or typical price questions from the official LPS/NISRA NI House Price Index; and estimate a buyer's budget and monthly mortgage payment from income and deposit using live Bank of England rates. All tools are anonymous and read-only: no sign-in, no personal data, no bookings and no state changes. Affordability figures are illustrative only and never financial advice. Viewing requests are handed off to the Perchli app for the user to confirm.
