Overview
TOISE answers the land and property questions French real-estate professionals ask, starting with the one that has no other automated answer: what does this company own, anywhere in France? You start from a holder who may be arbitrating, not from a plot. Other sources require you to name a commune or draw a zone first. The second use with no equivalent is costing a deal. A dated operating statement for a development in VEFA, a property development contract, a dealer purchase-and-resale, or a long-term rental investment: margin, IRR, peak cash requirement, line by line, with instalments compliant with article R261-14 of the French construction code. The calculation is deterministic and every assumption can be changed in conversation. Then: what the local plan allows on one or several adjoining plots, the planning permissions filed there with the applicant's name and company number, the corporate owners of a plot or a commune, energy performance certificates nearby, market studies from recorded transactions, and a department-wide sweep to build a development plan. Data comes from French open data: the tax authority's land file for legal entities (2025 vintage), recorded transactions, the national urban planning portal, IGN and INSEE. Every answer carries its source and its limits. The file lists legal entities only, it describes the situation on 1 January 2025, the nature of each right is named rather than averaged, and buildable envelopes are given as a range because the planning portal does not georeference street-facing boundaries. No median is published below five usable sales and no trend without two comparable years: in those cases the server explains why instead of returning a number.
